Classic Developments acquired this land and through working with the Kainga Ora team to reach the goals of the housing shortage, changed the design to increase the density of housing in this area, to provide more housing opportunities for more people.

Sunderland Precinct was a multi-stage development consisting of two separate blocks. Block 8 is made up of 82 units comprised of a mixture of terraced houses with laneways and unit titled terraces, and standalone houses. Block 9 has 82 lots comprised of a mixture of terraced houses, duplex and standalone houses. Two further superblocks in block 9 have been allocated for apartment buildings comprising of over 60 apartments in total.

The civil package comprised of bulk earthworks, roading, wastewater, stormwater, infrastructure, and all utilities supplied to each lot. Also included as part of this, Classic Developments completed all the master planning and land development work to deliver the common area landscapes, public spaces, and all building platforms.

Part of this civil package comprised of building the coastal walkway on behalf of Hobsonville Land Company that features on the front coastal strip of the block 9 development. Being set on the coastal walkway also means this housing has some of the best visual outlooks on Hobsonville Point.

To create a balance of housing and open spaces, the development included enhancement of green spaces, seating areas and a court for basketball, along with a community centre that can be used for local events that looks out over the park.
