The popularity of the Bay of Plenty continues to translate into an increased population resulting in the areas surrounding Tauranga and Mount Maunganui being developed in all directions, with Omokoroa proving to be a popular enclave for families, first-home buyers and retirees.

By 2050, the Ōmokoroa Peninsula will be fully developed and home to 13,000 residents.  With every new community comes a need for amenities. Ongoing improvements to the Peninsula’s infrastructure are underway and planned, and the Western Bay of Plenty Council is undertaking a series of projects – roading, recreation, cycleways, stormwater, building and planning. The total projects are estimated to cost more than $50 million.

Kaimai Terraces comprises 25 new homes on 9,000m2 land within the popular Kaimai Views Development. The project currently has Stage One completed and will eventually comprise five blocks of terraced housing, with rear yards, communal green space, community gardens, and a playground.

A number of the available homes will be earmarked for first-home buyers', helping those eligible onto the property ladder. Kaimai Terraces is the result of a collaboration between Classic Group (Classic Developments and Classic Builders) and the Housing Affordability Forum (HAF) - a consortium led by local Bay of Plenty Architects and the Western Bay of Plenty District Council.

Kaimai Terraces is an example of how high-density development can be integrated between the public and private sectors to provide affordable housing with high social and environmental credentials. Classic Developments was well positioned to tender for the project, providing a range of development options on what could be delivered and how.

The council continues to invest in core requirements in collaboration with key stakeholders.  These stakeholders include Tangata Whenua, Pirirakau hapū; the Ministry of Education; and Waka Kotahi NZ Transport Agency. They will all contribute to Omokoroa becoming a well-resourced hub within the Bay of Plenty region. In addition to creating new jobs, the developments will ensure that all current and future residents benefit from an excellent quality of life. The many facilities on offer will create a self-sufficient community.
